The approximate 270 gross acres yet to be developed will accommodate three broad categories of exceptional development; while also providing substantial acreage for wetlands, green belts and trails:

• 200 units – Smaller lot “New Urbanism” or “Cottage” single family neighborhoods (Approx 100 Acres).

• 100 units – Larger lot single family residential (approved preliminary plat)

• 150 units – Resort Condo/Hotel + mixed use retail

Discovery Heights is zoned by the City of Ilwaco as Resort Residential (R3) acreage, allowing for a very broad array of housing, hospitality, restaurants, retail, and resort related activities.  Water, sewer and other utilities are on site.

A combination of housing styles and densities will ultimately be chosen by developers to meet the demand for full-time and second-home buyers. It is noteworthy that smaller lot developments in the tradition of “New Urbanism” and “Cottage Development” concepts have prospered in trying economic times. Our local Ilwaco/Long Beach communities provide all the needed facilities: exceptional restaurants, shops, a local hospital, plus an abundance of what Mother Nature has created.

In addition, just 20-25 minutes away are the big box retailers in Astoria/Warrenton, and additional shops and restaurants too.  Discovery Heights is in fact a suburb of Astoria…part of a combined economic trade area. While our residents enjoy the absence of a State income tax, they also benefit by the absence of an Oregon sales tax. 

The conceptual plan retains larger lots south of the Discovery Trail, while the acreage north of the Discovery Trail is reserved for higher density, smaller lots, with “New Urbanism” or “Cottage Development” design concepts. The smaller lot neighborhoods would likely be developed with Cape Cod/Victorian/Craftsman architecture, blending with the heritage of earlier coastal developments, and also enhancing absorption.

The ‘gem’ of Discovery Heights is the “Overlook”, an ocean view bluff of approximately 13 acres with the extra bonus of having Columbia River views to the east.  The Overlook is located adjacent to Discovery Trail, for access into town or to the beach.  Perhaps the highest and best use of the Overlook will be a resort condominium hotel; complete with restaurant, retail space, amenities, and (optional) conference facilities.
